    Wind and Hail Deductibles on Dallas Commercial Property

    If you own or lease commercial property in Dallas, your wind and hail deductible is probably the most expensive surprise hiding in your policy. Here's what you need to know.

    Percentage vs. Flat Deductibles

    Most commercial property policies in Dallas have two deductibles: a flat deductible for most claims (usually $1,000–$5,000) and a separate wind/hail deductible that's often a percentage of the building's insured value.

    A 2% wind/hail deductible on a $500,000 building means you pay the first $10,000 out of pocket on any hail claim. On a $2M building, that's $40,000.

    Why Dallas Gets Hit Hard

    North Texas sits in "Hail Alley." Dallas County averages 3–5 significant hailstorms per year. Carriers know this and price accordingly. Many have moved to 2%–5% wind/hail deductibles in DFW, up from 1% just a few years ago.

    How to Manage the Cost

    • Buy down the deductible. Some carriers let you pay extra premium to reduce the percentage or switch to a flat deductible.
    • Shop multiple carriers. Deductible structures vary widely. One carrier's 2% might be another's $5,000 flat.
    • Roof condition matters. A newer roof with impact-resistant shingles can qualify for lower deductibles.
    • Bundle with a BOP. Some BOP carriers offer more favorable deductible structures than standalone property policies.

    What to Ask Your Agent

    Ask: "What is my wind/hail deductible in dollars?" Don't accept "2%" without doing the math. On a $1M building, that's $20,000 you'd pay before insurance kicks in.
